Construction Manager – Residential Permanent

Construction Manager Role, c£50,000, Nottingham

My family owned business specialise in Residential new builds to include apartments and social housing. With experience in this area you will be involved with every stage from inception to  post commencement. Here are the duties for my clients role:

Pre Commencement

Pre commencement – value engineering in terms of number of apartments and costs.

Ensuring plans are analysed at start of jobs and programmes reviewed – aiming to get on and off site as efficiently as possible

Review all pre commencement surveys 

Disconnections, plus pre commencement surveys properly analysed

Work with QS to ensure JCT signed, and everything looks fine, plus assist getting all paperwork into lawyers and lenders.

Fully understand the build programme for each site

Ensure all pre commencement conditions have been dealt with

Commencement

Work closely with utility companies, and external companies to organize utilities, service connections, meter connections.

Oversee all Section agreements

Attend warranty and building control walk round sites – ensuring any actions are acted on by the site

Ensure H and S is followed, RAMS etc are done

Pre site starts, make sure everyone on the ball – assist Site Management or Principle Contractors when required

Liaise with Sales on client Extras – and some key end buyers

Liaise with Accounts on utilities

Check the finish of external Contractors – constantly looking at value engineering and 3rd party contractors.

Organise, with Site Management, and QS all completion testing eg sound, air, electric, communals.

Report into MD monthly

Key KPIs – sites completed on/below budget and ahead of budget/on time – proactive.

Ensure full hand over packs are handed over to the clients inc EPCs, certs

Organise snagging walk arounds on site

Ensure all Pre Occupation conditions have been submitted

Post Completion

Ensure clients are happy, working with Sales Manager, and snagging is dealt with efficiently.

All paperwork in place to allow all completions
